Fire Door Inspection in London
Why London fire doors matter
London has the highest concentration of high-rise residential buildings anywhere in the UK. After Grenfell, the London Fire Brigade stepped up enforcement across every borough, and fire door inspections are firmly in their crosshairs.
Under Regulation 10 of the Regulatory Reform (Fire Safety) Order 2005, responsible persons must keep fire doors in proper working order. That means regular inspections by someone who actually knows what they’re looking at.
We’re London-based. Our fire door surveyors operate from two offices in the city and cover every borough from Barnet down to Bromley. Whether you manage a tower block in Tower Hamlets or a converted Victorian terrace in Camden, our engineers can be with you quickly, often the same day you call.
Why London buildings need fire door surveys
London’s high-rise stock
London’s high-rise stock is enormous. The Building Safety Act 2022 introduced mandatory checks on fire doors in residential buildings over 11 metres, and that affects thousands of properties across the capital. Boroughs like Tower Hamlets, Southwark, Lambeth, Newham, and Greenwich have some of the largest concentrations of high-rise housing in the country.
London Fire Brigade enforcement
- More audits than any other brigade — the London Fire Brigade carries out more fire safety audits than any other brigade in England
- Defective fire doors are among the most common findings during inspections
- Enforcement notices, prohibition notices, and prosecutions have all increased since 2020
- Building Safety Act 2022 requires quarterly communal door checks and annual flat entrance door inspections in high-rises
London’s older buildings
Pre-war mansion blocks, converted terraces, and post-war estates across boroughs like Hackney, Islington, and Wandsworth often have fire doors that were fitted decades ago and no longer meet current standards. Many have warped frames, missing intumescent strips, or gaps that exceed the 3mm tolerance.
If you’re a responsible person for a London building, fire door surveys aren’t optional. They’re a legal requirement, and the London Fire Brigade is actively checking.

What we inspect
Every fire door inspection we carry out follows BS 8214 and covers the full door assembly. That’s not just a quick glance at the closer. We check every component that affects the door’s ability to hold back fire and smoke.
Our surveyors inspect
- Door leaf condition, including warping, damage, and correct FD rating
- Frame integrity and fixings
- Intumescent strips and smoke seals
- Gap tolerances (max 3mm on all edges)
- Hinges (minimum three, CE marked)
- Self-closing device operation
- Glazed panels and glazing bead integrity
- Signage and certification labels
- Lock and latch hardware
Each door gets a pass, fail, or advisory outcome. You receive a full photographic report with prioritised remedial actions, ready to hand to your contractor or share with the fire brigade if needed.
Fire door inspection costs in London
Our pricing works per door, and the more doors you have, the lower the unit cost. For batches, expect to pay between £15 and £25 per door depending on the total number and building access.

|---|---|---|
| Small building | Up to 20 fire doors | £300 – £500 |

| Large building | 50 to 100 fire doors | £750 – £2,000 |
